A lot of real estate agents pinpoint February’s Presidents Day weekend as the start of the unofficial housing season which will continue until September. This is generally when the market will slow down until the next year.  However, there is one month that consistently has better performance in sales than others and this is June.

While the last couple years have proven beneficial for sellers, seeing many homes sell for asking price or above, it won’t last forever. Zillow predicts home builders will begin looking to construct more entry-level homes to meet demand later this year. If you wait too long to put your home on the market, you may find yourself competing with new builds that haven’t been a part of the market in large numbers since before the recession.

While there is no “magic day” to sell your home, putting your home on the market in late spring or early summer increases your chances of a quick sale and a higher profit margin. Decide on your target “sell by” date and work backwards from there to ensure you hit your mark!

When there is a hot market, listings usually sit between 3 to 4 weeks.  The longer a house sits on the market the surer buyers are that it has been overpriced.  If you do not want to appear desperate for a sale by dropping the price, you need to be realistic in your pricing from the start.

It is better to have a reasonable price that gets a number of offers than to have a listing that sits on the market and needs to be reduced later.

Unfortunately one of the most common practices is real estate agents lying about home values in order to get a listing. This happens daily.

Everyone wants to believe their home is worth more than the neighbors comparable home that just sold.

Agents who lack integrity could care less. They will tell you exactly what you want to hear to get a listing contract. This is bad for the industry. It puts a terrible taste in consumers mouths when they finally figure out they have been had.

SECRET #6      Exaggerations In Listings Lead To Disappointment

When people use dating sites, they will often exaggerate about certain aspects of their lives.  This will often work to get attention in the short-term, but is not a good long-term strategy.  The same is true for any home listings as exaggerations will only lead to disappointment at a viewing.

If you have a home that has a small pond close to it, you should not list it as an amazing waterfront property.  You need to take what you have and describe it in a way that makes it appealing.  If you exaggerate, buyers will be turned off when they view and not put in an offer.

Some agents will go out of their way to make a property sound much better than it is. Example “this home needs a little TLC but has great bones.”

This of course sounds like a great property for that person who may be somewhat handy. When you get to the property and find out the home needs to be condemned, who does this help? The property is really just a lot.

Then there is the real estate agent who brings in a photographer who proceeds to make the 600 square foot bungalow look like the Taj Mahal.

This serves no purpose other than to make a buyer disappointed.

SECRET #5         There Are “Black Holes” In Real Estate Listings

People are unable to see black holes because no light gets out and they are invisible.  If you have a listing that falls into the real estate black hole, few buyers will be able to see it.   Most sellers are unaware that all areas will have list black holes which are times when a listing will be lost to vacations, weekends of sun and non-business related topics.

The best months to list your home in our area is May and June. We want your listing to go “live” on Thursday or Friday because people want to go out and look on the weekends. We also want to avoid holiday weekends because people are celebrating more that house shopping.

This is why you need to consider when you are listing your home.  If you list your home right before people go on vacation such as before the Fourth of July or Memorial Day, your listing will generally be lost to the black hole.
